Description
Zep Stain-Resistant Floor Sealer is an important step in the Zep 4-Step Pro Floor Maintenance System. The floor sealant is used before applying floor polish to enhance the gloss, polish longevity and stain resistance. Zep floor sealer suits unfinished vinyl, rubber, terrazzo, and unfinished concrete surfaces. Clear coating resists stains from everyday spills like food, drink and tracked dirt. This product is not a stand-alone sealer.

- Not for use on wood, marble, granite, natural stone, painted or stained concrete, glazed ceramic tile or luxury vinyl tile

- Formula resists stains, abrasions and spills
- No dilution required
- Dries in 30-minutes (do not use fans)
- Apply 1-2 layers with a flat mop or rayon string mop

I’m going to say good (4 stars) because I think the ease of application was great and left no streaks, but don’t know how it will hold up. This is a new floor and I have sealed since, so I don’t anticipate any issues. I like Zep products in general and have recommended them many times.

Armstrong VCT Tile does not require stripping before the first application of sealer is applied. Its product has a fast start finish that is simply washed with a neutral floor cleaner. and rinsed. Application of the sealer and polish was with a Rubbermaid microfiber flat mop. This microfiber mop applied an even thin coat that dried in 30 to 40 minutes. The coverage was according to the label. 500 square feet was covered with about 1/3 gallon of sealer and 1/4 gallon polish.

Didn’t read the label until I got it home, where the small print says that it can’t be used for painted concrete floors. Will be returning, and ordered “Seal-Krete-1-gal-Satin-Clear-Seal-Concrete-Protective-Sealer” which had to be ordered and delivered to the store.

Tried 2 coats as recommended. Needed to wait longer for the second coat to dry before buffing. Actually tried a 3rd coat on one section. Let it sit for a day before buffing. Seemed to be an improvement over the 2nd coat. Buffed all sections of the finished floor 2 days after the initial coatings. This seemed to improve the overall appearance. Product seems to work well.
